Home swap in Amsterdam

In October 2025 the six largest Amsterdam housing associations announced they will align and relax their swap rules: a swap will no longer be blocked because the home is earmarked for the mid-rent or private sector (NOS). The report gave no start date, so ask your association what applies now. After a swap you usually get a new contract, each swap is checked against Amsterdam's housing ordinance, and the rent can go up or down depending on your income. This is about permanently swapping a rental home, not a holiday home exchange.
