Terms of use

Thuis Ruilen helps tenants in the Netherlands get in touch with each other to swap rental homes. We are not a landlord, an estate agent or a party to any swap. A home swap must always be approved by the landlord(s).

• You provide correct details and keep your login details secret.
• You are at least 18 years old.
• You can delete your account at any time on the website, in the app or by email: see Delete account.

You are responsible for what you post. You may not:

• post incorrect, misleading or fake listings;
• offer homes of which you are not the tenant yourself;
• intimidate, discriminate against or spam others, or ask for money outside Thuis Ruilen;
• share other people’s personal data without their permission;
• post offensive, illegal or copyrighted content.

We do not tolerate inappropriate content or abuse. In the app you can report a listing or a user and block users; you can also email a report to [email protected]. We review reports within 24 hours and may remove content and block accounts.

Placing a listing costs a one-off €10 per listing, paid via Stripe. Replying to listings and sending messages is free. Amounts paid are not refunded, unless the law says otherwise or the listing was not placed because of a mistake on our side.

We do not check listings in advance and do not guarantee that a swap will happen. Never transfer money to someone you don’t know, and always view a home first. We are not liable for agreements between users.
